Permanent lighting, also called permanent outdoor lighting or permanent Christmas lights, is a slim track fastened along your roofline and fitted with color-changing LED lights. You control it from a phone app. It stays up all year and reads as part of the trim during the day.
We begin with a thorough consultation at your home. We’ll discuss your vision for your home’s exterior, assess your roofline, and answer any questions you may have about permanent roofline lighting.
Deciding how much of the roofline will be lit, choosing the proper channel/track style for the lights, and finding a color match will all be part of the design and planning phase.
Our skilled technicians will carefully install your permanent roofline lighting system. We prioritize attention to detail and ensure a discreet installation that blends seamlessly with your home’s exterior.

We design the layout before we choose a product. A permanent lighting system should read as part of the architecture, so every decision starts with the house. These are the questions our designers answer for every project:
- Architecture and focal points: which rooflines, peaks and gables define the house, and which edges look better left dark.
- Sightlines: how the house reads from the street, the driveway, the backyard and from inside the home.
- Materials: which white flatters your brick, stone, siding or stucco, and which track color disappears against your trim.
- Spacing: how closely to space the lights for the scale of the roofline, so the line reads as intended from the street.
- Intensity and balance: brightness set to work with your landscape lighting and windows, without glare toward neighbors or into bedrooms.
- Safe movement and security: entries, the garage and the driveway get enough light to move around comfortably after dark.

Height and roof pitch: two-story homes and steep roofs take more equipment and time.

Number of zones: separate zones for the front, back or garage add control and wiring.

Yes. Every system we install comes with an app that lets you change colors, set schedules, and save scenes for specific occasions, holidays, tailgates, or an everyday warm white glow. We walk you through the app before we leave your property so you’re comfortable with it from day one.
No. Permanent lighting mounts on the house along the roofline and changes color for holidays and events. Landscape lighting uses fixtures in the yard to light trees, paths and walls. Midwest Lightscaping designs and installs both, and plans them as one composition when a property has both.
Yes. Permanent lights replace the string lights on your roofline, not the rest of your display. Wreaths, garland and tree lighting still work, and you can set the roofline to match their colors.
Very little. Permanent lights use LEDs, which draw a fraction of the power of incandescent holiday bulbs. Our guide to LED lights vs. traditional bulbs explains the difference.
In most homes, no. The system usually connects to an existing outlet. If there is no outlet near the controller location, a licensed electrician adds one, and that work may need a city permit.
Check your HOA covenants before installation. Rules on exterior lighting and holiday decorations vary from one Omaha-area neighborhood to the next. If your HOA asks for details, we can provide [CONFIRM: design drawings and photos of finished homes] to include with your request.
